Step 1: Conceptual Stage

We send in a full range of experts. 


We bring in our Principle Facilities Manager, to our Defects / Compliance team, Accounts and OC management team. 

Essential undertakes a building health check and compile a list of any compliance issues that may be affecting your building. 


Our process involves taking a deep look at your building’s financials, long term maintenance plans and current arrears situation. 

We will engage with your committee and gain a list of concerns you have with your address, but of equal importance, we’ll seek to gain an understanding of what you would like to achieve, allowing us to best tailor a service that meets your needs. 

Step 2: Tailoring a Framework  

Here we analyse all key issues, inefficiencies, cost saving opportunities and committee priorities uncovered in the conceptual stage. 

We then tailor a framework to  present to the  committee with guidance and recommendations to best meet committee’s expectations.

After consulting with committee we will
incorporate the agreed operating framework to meet the expected standards set.

Stage 3: Continuous Improvement

We arrange 6 monthly performance reviews with the committee of our services. This is to ensure we are meeting agreed standards in every component we  operate in and to provide continuous improvement.

It is important to us that our contracted services are  working meeting or exceeding committee’s expectations. 

The performance review,  covers the following:

  • Financial Management

  • Community Engagement

  • Programmed Maintenance 

  • Staff Expertise

  • Senior Management Oversight

  • Performance of Task List

  • Arrears Recovery 

  • Review of Long Term Maintence Fund

  • Health Check of all services

All preferred trade contractors that are asked to tender on works are independent of Essential and do not  provide commissions to Essential for access to work.
